How do you handle painting around occupied tenants?

How do you price commercial painting projects?
Every commercial project receives a detailed, written fixed-price proposal after a site visit. The price you're quoted is the price you pay — no change orders, no hidden costs. We break down every proposal by scope so you understand exactly what's included. This transparency is one of the main reasons property managers continue to work with us.
Can you paint large apartment complexes?
Yes — large multi-unit projects are a specialty. We've been painting apartment and condo complexes for over 22 years, including some of Portland's most recognizable properties. We have the crews, equipment, and project management experience to handle large-scale work efficiently while maintaining our quality standard on every unit and surface.
Are you able to provide a certificate of insurance?

Do you offer after-hours or weekend scheduling?
For certain projects — particularly interior office work or tenant improvements where daytime disruption is a concern — we can accommodate after-hours or weekend scheduling. This is discussed during the estimate process so we can factor timing into the proposal. Additional costs may apply for off-hours work.

Interior common areas can often be completed in 1–2 weeks. We provide a specific timeline in your written proposal and stick to it — we understand that delays cost you money.
Do you do new construction painting?
Yes. We work with general contractors and developers on new construction projects of all sizes. We're familiar with GC schedules, phased delivery, punch lists, and the coordination required to keep a construction timeline on track. What kind of warranty do you provide on commercial work?
Every commercial project includes our standard 2-year labor warranty. If anything isn't right with our workmanship within two years of project completion, we come back and make it right at no cost. We also use premium coatings from manufacturers who back their products with their own material warranties.
