What is full broadcast epoxy

Not a paint. Not a kit.
An engineered floor system.

“Full broadcast” means the decorative material — whether vinyl color flakes or natural quartz aggregate — is broadcast (scattered) across the entire surface of the wet epoxy base coat until the floor is completely covered. Unlike partial-flake systems where chips are scattered lightly for decoration, a full broadcast system creates a continuous, seamless layer of material that becomes part of the floor’s structure. The result is a surface that’s thicker, more durable, and more visually consistent than any other garage or commercial floor coating.

The system works in layers. First, the concrete is prepared using professional diamond grinders — not the acid etching that hardware-store kits rely on. Diamond grinding creates a specific surface profile (measured by ICRI concrete surface profile standards) that allows the epoxy to bond chemically to the concrete. Without this step, any epoxy system will eventually peel — which is why most DIY installations fail within a year or two.

After grinding, a high-build epoxy base coat is applied. While it’s still wet, the flake or quartz material is broadcast to full rejection — meaning the floor is completely saturated. Once cured, the excess is scraped and a clear polyaspartic or urethane topcoat seals the system. This topcoat provides UV protection, chemical resistance, and the glossy or satin finish you see in the final product.

The entire system — prep, base, broadcast, topcoat — typically takes 2–3 days for a residential garage floor. Commercial installations vary by square footage. Every installation by Oren Painting includes our standard 2-year labor warranty, and we use only commercial-grade materials from trusted manufacturers.

Whether you’re upgrading a residential garage or coating a commercial warehouse, the process is the same — because the standard doesn’t change based on the size of the project.

Why epoxy

Six reasons to upgrade
your floor.

Stain & chemical resistant
Epoxy creates a non-porous surface that won’t absorb oil, grease, chemicals, or water — making cleanup simple and preventing lasting damage.
Lasts up to 10 years
With proper diamond-ground preparation, a professionally installed full broadcast system holds up for 7–10 years under normal residential use.
Easy to maintain
A smooth, seamless surface means no grout lines, no cracks for dirt to hide in. Regular sweeping and occasional mopping is all it takes.
20+ color & texture options
Full broadcast flake and quartz systems come in a wide range of colors and textures — from subtle neutrals to bold custom blends.
Increases property value
A professionally coated floor is a meaningful upgrade — particularly for garage conversions, commercial spaces, and investment properties.
Slip-resistant options
Quartz aggregate systems add substantial texture and traction — critical for commercial kitchens, medical facilities, and wet-traffic areas.
Our process

From bare concrete to
finished floor.

01
Surface Preparation
Diamond grinding to ICRI profile specification. Crack repair, joint filling, and moisture testing. This step takes the most time and makes the biggest difference.
02
Epoxy Base Coat
Commercial-grade, high-build epoxy base coat applied to the prepared concrete. Color-matched to your chosen flake or quartz system.
03
Full Broadcast
Flake or quartz material broadcast to full rejection across the entire wet surface. Excess scraped after curing for a smooth, consistent finish.
04
Topcoat & Cure
Clear polyaspartic or urethane topcoat seals the system — UV protection, chemical resistance, and the final gloss or satin finish. 72-hour cure before vehicle traffic.
What clients say

"We just moved into our recently remodeled Lake Oswego home. Our house is beautiful, but the garage needed improvement. Ran and his crew repaired and painted the walls and ceiling — and now we have a gorgeous epoxied floor in our garage."

Common questions

Epoxy Floor Coatings —
Common Questions

What to expect from the process, materials, timing, and cost. For answers specific to your floor, request a free estimate.

What’s the difference between flake and quartz epoxy systems?
Flake systems use vinyl color chips for a multi-tonal decorative finish — the most popular choice for residential garages and showrooms. Quartz systems use natural or colored quartz granules for a textured, slip-resistant surface — preferred for commercial and industrial environments. Both use the same full broadcast application process.
How long does epoxy floor installation take?
A typical residential garage takes 2–3 days: day one for diamond grinding, day two for base coat and broadcast, day three for topcoat. Light foot traffic after 24–48 hours; vehicle traffic after 72 hours.
How much does epoxy floor coating cost in Portland?
A standard residential garage with full broadcast flake typically ranges from $6–$12 per square foot installed. Quartz runs slightly higher. Commercial projects are priced per site visit. The price quoted is the price you pay.
Can epoxy be applied to any concrete floor?
Most concrete floors can be coated, but we test for moisture vapor transmission and check for existing sealers first. Concrete with significant moisture intrusion may need a mitigation system. We identify issues during the free estimate.
What’s the difference between professional epoxy and a hardware store kit?
Hardware store kits use thin epoxy, acid etching (inadequate surface profile), and no topcoat. Most DIY installations peel within 1–2 years. Professional systems use commercial-grade epoxy, diamond grinding, full broadcast coverage, and a polyaspartic topcoat.
Will an epoxy floor be slippery when wet?
Smooth flake systems can be somewhat slippery when wet. Quartz aggregate systems provide excellent traction even in wet conditions. For areas where slip resistance is critical, we recommend quartz or anti-slip additives.
How long does an epoxy floor last?
A professionally installed full broadcast system lasts 7–10 years in a residential garage, 5–7 years in demanding commercial environments. Surface preparation is the single biggest factor in longevity.
Do you offer epoxy for commercial and industrial floors?
Yes — we coat warehouses, storage facilities, parking structures, retail spaces, restaurant kitchens, and manufacturing areas with systems rated for each environment’s specific demands.
What happens if my epoxy floor gets damaged?
Localized damage can usually be repaired without recoating the entire floor. We match the original system for spot repairs. For floors approaching end-of-life, a full recoat over existing epoxy is often possible.
How do I maintain an epoxy floor?
Regular sweeping and occasional mopping with a mild, pH-neutral cleaner. Avoid harsh chemicals and abrasive scrubbers. Clean up oil and chemical spills promptly to prevent discoloration.
